When Considering Wealth-Creation through Commercial Real Estate Ownership: Top Eight Things To Do
(Consider adding other furniture, fixtures and equipment (FF&E) into your SBA 504 loan)
By: Chris Hurn
President, CEO and Cofounder of Mercantile Commercial Capital
- Get organized – most competent lenders can give you a checklist of their needed documents immediately. Full documentation loans (like SBA 504’s) are worth spending the extra time on in order to get organized and shave a couple hundred basis points (100 basis points equals 1.0%) off interest rates. This will add up to tens of thousands of dollars, if not more, over the life of your loan.
- Get pre-approved – this saves you time by knowing what you can afford to “shop” for. There is no sense wasting your time or your real estate broker’s time looking at $2 million buildings if you can only afford a $1 million one. Lenders have gotten very efficient and accurate with these (assuming you provide the documents they need to examine), often issuing these in as little as 24 hours.
- Consider low down pay*ment and longer-term loans -- this preserves your capital for better utilization, keeps your cash flow high, and allows you to redeploy the “capital savings” into other profit-generating business activities. Small business owners no longer have to...

Can A Kids Movie Help You To Succeed?
Since July 4th fell in the middle of the week, this was like a week long holiday for most. We took advantage of it by going to my in-laws on the 4th and letting our son stay there until Saturday. On Sunday we did something very unusual for us. Yes, we went to see a movie. We have not been to the movies in, what seems like, forever. At first, we thought we were in the wrong theatre. We were going to see a kids movie, Ratatouille, but our son was one of the only children in the theatre.
This movie by Pixar Studios, is about a rat, Remy, that dreams of becoming a great chef. As fate would have it, and despite the obvious problems of being a rat in a rodent-phobic profession, he ends up working in a restaurant made famous by his culinary hero, August Gusteau. August's most famous motto is "Anyone can cook". With a lot of risk taking, and a little practice and experimentation, Remy becomes quite a talented chef. It is not until the end of the movie that the revelation is made by the many skeptics of August's, that what he meant is "Anyone can cook -- If they really want to".
That motto is true in almost any profession. Anyone can be a success if they really want to. Choose your passion and take your time to immerse yourself in it. Learn and practice all you can about that passion, be willing invest in it and to take chances, and you too will become a success!
Helping make your business Thrive Now!!

PS. I do not usually make movie recommendations, but if you get a chance, whether or not you have a child with you, Ratatouille is a well done, fun, light hearted movie.
