(This is the final in a three part series about ‚ÄúThe Fast Growing Mortgage Niche‚Äù that everyone‚Äôs talking about, we discuss new opportunities emerging in an exciting, yet forgotten market.  Have you heard about the ‚ÄúSilent Mortgage Boom?‚Äù  No‚Ķthis discussion isn‚Äôt about Reverse Mortgages.)

If you can originate both institutional, brokered business and private money loans in conjunction with each other, you have arrived at my favorite scenario If you can make the private loans with your own funds, you have spread the icing on the cake - I call this the “Originator-Investor-Servicer” approach, or O.I.S. In my office, we also describe it as the Optimal Income Strategy.

This is the expert approach, the final business model to Private Lending. These are the methods used to propel your new business straight past the ozone layer and into “Hyperspace.” This model is Private Money Lending on Steroids.

The Key to Being a Success
(The question is, how do you learn the skills that make entrepreneurs successful?)

What does it take to be a successful entrepreneur? Do you have what it takes? Last week I talked about some of the different skills that an entrepreneur must have and the differences and similarities in personalities. I gave the examples of how an entrepreneur has to be able to handle crisis and be able to make quick decisions and then move on. I also gave the example of how Donald Trump and Sam Walton had very different personalities, but they both had a very hands-on management style.

The only way to really learn and identify these traits is by constant study and learning. Repetition is another necessary trait.

When Jerry Kramer, an ex-Vince Lombardi player was asked what stands out in his experience with Vince Lombardi, Jerry replied that it is constant, continuous, unending repetition of the fundamentals. "We didn't just practice taking a snap from center fifty times. We practiced it thousands of times."

Yule Brenner performed the King and I more continuous nights on Broadway than any other Broadway performance has been. Yet, each day he would practice his part before going on stage.

The repetition of practicing principles is key. How much you do practice?

As an entrepreneur, you are a sales person selling your service or product to your clients. How is your closing average? If not good, ask yourself - How many times have you practiced that presentation? Do you go in cold and wing it or do you practice it over and over again in front of a mirror before ever trying it in front of a prospective client? How many times have you practiced?
